This includes:
- Visiting and photographing the property
- Preparing an advertisement for online and social media
- Advertising via major sites like RightMove and Zoopla
- Interviewing, credit checking, referencing and selecting tenants
- All legal paperwork including signing contracts and handling deposits
- Organising council tax and utility bills throughout the tenancy, in addition to factors fees at your request
- Issuing keys and overseeing move-in
- Collecting rent via a designated client account before passing on to you
- Regular inspections
- Managing any tenant complaints and organising required maintenance and repair (at cost)
- No mark-ups or hidden fees on maintenance or repair costs
- Collecting keys and overseeing move-out
- Putting in deposit claims for any mess or damages
- Re-advertising the property as soon as we know the previous tenants will be leaving
We can also organise:
- Inventory and Condition Report
- Architectural Drawings for Council Applications
- Certification (PAT, EICR, Gas Safe, EPC, Fire Risk etc.)
- Pre-tenancy renovations and repairs
- Pre/post tenancy cleaning
